SUMP PUMP & CROCK
Full footer drains feed into the sump crock in basements and the quarter horsepower sump pump discharges the ground water away from the home’s foundation. In the case of a daylight foundation (as shown), the footer drain would be taken directly to daylight.

POURED CONCRETE FOUNDATIONS
For basements, a continuous foundation wall below ground level protects against water infiltration that may occur with traditional block and mortar foundations.

FABRICATED ROOF TRUSSES
Gusset plates and hurricane straps provide rigidity and strength, securing the roof system and enhancing quality control.

PRE-FABRICATED WINDOW & DOOR OPENINGS
Framed window and door openings manufactured in a controlled environment provide more precise dimensions resulting in fewer adjustments when installing the windows and doors. They reduce material waste and enhance quality control.

2x10 (16” ON-CENTER) FLOOR JOISTS WITH CROSS-BRACING
Cross-bracing joins all joists together to work as a unit, resulting in increased rigidity and reduced flexing.

PRESSURE-TREATED SILL PLATE
The pressure-treated sill plate provides a connection point to tie the framing and foundation together while acting as a protection barrier preventing moisture from coming in contact with framing studs.

SUPERIOR, CUSTOM-DESIGNED EXTERIOR CORNERS
Our corners allow for maximum insulation, structural soundness and ample drywall attachment; reducing the likelihood of drywall cracks.

2x6 (24” ON-CENTER) EXTERIOR WALLS
24” on-center walls result in less interruptions in insulation along the span. More continuous insulation means improved energy savings.

2 EXTERIOR ELECTRICAL OUTLETS & 2 HOSEBIBS
Lawncare and other outdoor activities often require power or water, whether in the front or back yard. With this SmartBuild feature, we reduce the amount of hose and cord dragging you’ll have to do.

INSULATED GARAGE DOORS
Insulated garage doors can make things warmer, cooler and quieter while lowering energy bills. Our standard garage doors include a 6.2 insulation value, increasing the efficiency of your home.

SIMONTON® WINDOWS
Low E windows keep heat in during winter and keep it out during summer. So we proudly install Simonton double-glazed pre-finished vinyl windows with low “E” glass in all of our homes. Simonton windows are known for optimal tightness which prevents air leaks and increases energy efficiency.

R-19 WALL INSULATION & R-44 CEILING INSULATION
Insulation keeps your home warmer in the winter and cooler in the summer. Higher-than-code insulation values help maintain the air temperature you set on the thermostat. (R-38 in vaulted ceilings)

ELECTRICAL OUTLETS EVERY 12’
GFCI outlets are always installed where required for electrical safety. Outlets are placed every 12’ or less throughout the entire living area of the home for maximum convenience. (Living area does not include garage or basement)

PASSIVE RADON SYSTEM
Every home includes a pipe under the lower level slab extending through the roof with an included receptacle near the exposed pipe in the attic. This pipe's "stack effect" creates a vacuum removing radon gas if present. Should an active mitigation system be required in the future, exterior mounting will be unnecessary.

MANABLOC PLUMBING SYSTEM
This cutting-edge system saves water because there is a separate, dedicated line to each fixture which saves you money. This not-likely-to-leak system made with PEX tubing allows faster, more efficient water flow and less waste. More cost-effective and versatile than copper, each line can be shut off rather than a main water line like older systems.

SEALED CENTRAL AIR RETURN DUCTWORK
Our central air return system meets or exceeds 2009-IECC energy efficiency standards to ensure superior duct tightness with minimal leakage. Up to 30% of air leaks from the ducts in older homes. A sealed central return enhances the energy-efficiency of your new home’s air supply system.

EXHAUST FANS
Exhaust fans are installed in every bathroom to ensure proper ventilation of moisture.

HARD-WIRED SMOKE & CARBON MONOXIDE DETECTORS
Smoke detectors with battery backups are installed in every bedroom and on every floor for fire safety. While carbon monoxide detectors are installed within the immediate vacinity of every bedroom.

We feature framed box construction, recessed or raised panel door styles, with many stain and hardware choices included. (Optional door styles are available as well)
