AGREEMENT OF SALE & GOOD FAITH DEPOSIT
Finalize structural options & sign the Agreement of Sale (AOS)
Due within 1 week of homesite reservation
Upon AOS signing, provide $5,000 good faith deposit
Good faith deposit includes $1,000 reservation deposit
Pay half the total of structural options*
Due within 14 days

Apply for a mortgage

PERSONALIZATION
Schedule your Selection Gallery appointment at time of AOS signing
Scheduled within 2 weeks of signing
Select materials and colors for your new home
Our consultant guides you through the selection- making process including, but not limited to, flooring, countertops, cabinets, lighting, exteriors, etc.
After reviewing your Selection Gallery choices, signoff & payment is due*
50% deposit and signoff due within 2 weeks of appointment
$1,000 Late Change Request Fee (per change)
After Selections are approved, any customer changes will incur a $1,000 fee per change (in addition to the cost of the change) and a timeline extension due to redraw and rescheduling

DRAWINGS & APPRAISALS
Receive a courtesy set of your home’s drawings for review
7-10 days after Selection Gallery signoff. This set of drawings is also issued to your lender for completion of the appraisal
Review, signoff & return courtesy print
Procure signed mortgage commitment
Due within 28 days of signing the AOS
Pre-Construction Meeting(if applicable)

START OF CONSTRUCTION
Plans issued to the field
Issued prints are delivered to the superintendent to begin preparation for the start of construction. The Super oversees all construction activities on your new home. Plan issuing is contingent upon mortgage and appraisal approval.
Materials ordered
All materials needed to complete your home are ordered the same day plans are issued to the field
Construction begins
5-10 days after issuing to field

HOMESITE MEETINGS
Electrical & pre-drywall meeting
You will review the electrical layout of your home and add items if desired. The Super will reach out to schedule this meeting after framing is complete with 3-5 business days notice to the buyer
Pre-settlement orientation
Several days before settlement, you will review the operation of your finished home’s features, go over homeowner maintenance and receive explanation of your new home’s warranty. Note any items requireing correction

Formal transfer of ownership
