If you’re building a new home, your pre-construction meeting is the first big step after signing your contract and choosing your home's interior and exterior elements in our Selection Galley. This step is where all the planning sets the stage for your new home to come to life. 

At Berks Homes, this meeting connects you with the Superintendent who will oversee your build and ensure every detail is confirmed before construction begins.

What Is a Pre-Construction Meeting?

A pre-construction meeting is the official handoff between your Sales Consultant and your Construction Superintendent.

It’s your first opportunity to:

  • Meet the superintendent who will oversee your home build
  • Confirm your home plans and selections
  • Review your homesite details
  • Understand the construction timeline and next steps

Important:
This meeting is for review and verification, not changes. Making changes at this stage can impact scheduling, material orders, construction quality, and your delivery timeline.

Location
Held at your Community Model Home or the nearest Berks Homes office in State College, Mohnton, or New Cumberland, PA

When
Monday–Friday, 7 AM – 3 PM

Length
About 90 minutes 

This allows plenty of time to:

  • Review documents
  • Discuss timelines
  • Walk through expectations
  • Answer your questions

Meet Your Superintendent

The person managing your home build from start to finish.

Review Your Home Plans and Selections

Confirm your:

  • Floorplan
  • Elevation and home style
  • Structural options
  • Design selections
  • Plot plan and homesite placement

If anything appears incorrect in paperwork, it will be documented and addressed with the appropriate departments.

Construction Timeline & Milestones

You’ll review the tentative schedule for major phases like:

  • Excavation & foundation
  • Framing start
  • Mechanical installations (plumbing, electrical, HVAC)
  • Insulation
  • Drywall installation
  • Quality inspections
  • Orientation and settlement preparation

You’ll also receive a tentative date for your Pre-Drywall Meeting, where you’ll see your home before the walls are finished.

Review Your Homesite

Your superintendent will walk you through:

  • Where your home sits on the lot
  • Driveway placement
  • Utility entry points
  • Property lines and corner markers
  • Drainage patterns and water flow areas
  • Easements and building setbacks

You’ll also learn important maintenance tips like:

  • Proper lawn care after grading and seeding
  • Watering requirements for new grass
  • Concrete care in winter
  • Managing drainage around your foundation

Understand Inspections & Quality Checks

Your Superintendent will explain township inspections that occur throughout the process, including:

  • Foundation and footing inspections
  • Framing and structural reviews
  • Mechanical system approvals
  • Final inspections before move-in

These inspections ensure your new home meets all local building codes and safety standards. The Berks Homes team has an in-house Quality Control Team that will also check on your home throughout the build. 

Preview Orientation & Warranty

Learn what happens before move-in, how to spot cosmetic items, how your home systems operate, and how your warranty coverage works after closing. 

At Berks Homes, Warranty Coverage includes:

  • Scheduled warranty check-ins (2-month & 11-month visits)
  • 1-Year workmanship & systems warranty
  • 2-Year mechanical systems warranty
  • 10-Year major structural warranty

Learn how and when you'll receive build updates through The Berks Homes App. This is the central hub for communication regarding your home from your Superintendent and New Homes Sales Consultant.
