Building a home is one of the most exciting and meaningful experiences a buyer can have, but it also comes with a lot of questions. What happens after I sign the contract? When does construction start? How long does each stage take?
At Berks Homes, we’ve designed our build process to be clear, structured, and guided, so you always know what’s happening, why it matters, and what comes next. Below, we break down the key stages of the build timeline, explain what you can expect at each milestone, and share why transparency matters.
1. Selections & Design Choices
Before physical construction begins, you’ll participate in your Selection Gallery Tour & Appointment. This is where you choose finishes like cabinetry, countertops, flooring, lighting, and more. Your Selection Gallery Consultant helps simplify this experience by offering advice and presenting curated options (if you choose!) that are stylish, timeless, and easy to coordinate. Getting these decisions made early keeps the build on track.
2. Pre-Construction Meeting
Once your selections are in place, the next stop is the Pre-Construction Meeting. This is one of the first official handoffs from your Sales Consultant to the construction team. Here’s what typically happens:
- Your Superintendent reviews your floorplan and selections
- You’ll walk the homesite together
- Expectations are set for upcoming milestones, including foundation, framing, and beyond
This meeting helps align everyone and ensures your build starts smoothly.
3. Breaking Ground & Framing
The fun part starts when building begins! This phase includes:
- Site preparation
- Pouring foundation
- Framing the structure of your future home
This is a visual milestone where you’ll watch your home go from a hole in the ground to a structure in a matter of weeks. The structure, roof, and exterior walls come together quickly, and you’ll start to see real progress and updates through the Berks Homes app.
4. Pre-Drywall Meeting
Before walls are closed up, you’ll have a Pre-Drywall Meeting. This is an important opportunity to walk through your home with the construction team and review:
- Mechanical systems
- Framing details
- Electrical and plumbing rough-ins
This walkthrough gives you confidence that work is progressing as expected and gives the team a chance to answer questions before drywall goes up.
5. Interior & Exterior Finishes
Once drywall is installed, your home enters the stage where the selections you made earlier begin to come to life! Including:
- Flooring installation
- Cabinetry
- Countertops
- Fixtures
- Paint & trim
This is where your house starts to feel like home and where all those personalization choices shine.
6. Orientation, Zero Walk & Settlement
As construction nears completion, we’ll guide you through:
- Orientation — where you learn how systems work and what to expect as a homeowner
- Zero Walk— a checklist walkthrough to review items before closing
- Settlement — the day you become the official owner
These milestones help you feel prepared and confident heading into move-in day.
7. What About Timing?
Every build is unique, but most new homes take approximately 90–120 days to build after selections are complete. Factors like weather, permitting, site conditions, and personalization choices can influence timing.
