Building a new home is one of the most exciting milestones you’ll experience, and it’s completely normal to have questions along the way!
At Berks Homes, we believe the homebuilding process should feel clear, guided, and personal from the very beginning. That’s why we’ve created a step-by-step path to homeownership, so you always know what to expect, when it happens, and who’s there to support you.
You don’t need to have everything figured out. That’s what we’re here for! Here's an overview of the phases of homebuilding you can expect when partnering with Berks Homes.
Phase 1: Exploring & Planning
Your journey begins by exploring Communities, floorplans, and home options online or in person. You’ll meet with a New Home Sales Consultant who will help you understand available homesites, layouts, and whether a to-be-built or quick move-in home fits your timeline best. No commitments, just a time of learning who we are as a builder, the products we offer, and what you can expect if you do partner with us.
You’ll also have access to the Berks Homes App, powered by NoviHome, your central hub for communication, updates, and important milestones throughout the process.
Phase 2: Financial Clarity & Commitment
Before moving forward, buyers are encouraged to connect with a lender and obtain a preapproval. This step helps create clarity around the budget and next steps from the start. We understand that finding the right financing for your new Berks home can be a time-consuming task. That's why we've partnered with a select group of reputable lenders who specialize in catering to the unique needs of Berks homebuyers. These lenders have extensive knowledge of our organization, our home-buying and building procedures, and the crucial timelines associated with these processes.
Once details are reviewed and financing is in place, you’ll sign your sales agreement and officially begin your journey as a Berks Homes buyer.
Phase 3: Personalization & Pre-Construction
This is where your home starts to feel like yours!
You’ll prepare for and attend your Selection Gallery appointment, where you’ll work with one of our certified Selection Gallery Consultants to choose interior and exterior finishes, features, and details that reflect your design style and lifestyle. To best prepare for your appointment, we encourage you to browse photos on our website, the Berks Homes Pinterest account, and even create your own library of home inspiration!
Although you may not see too much going on at the homesite you have chosen in our new community, there are a lot of things going on behind the scenes. The first step is transferring your personalized selections from paperwork and turning it into a digital 3D model. Our drafting team combines your floorplan, structural options, and selection gallery choices to create a digital drawing of your home. The drawing includes all the dimensions and details needed for our production team to bring it to life on your homesite. From here, our team then orders materials, schedules Trade Partners, and secures approvals, all before construction begins!
Phase 4: Construction
Right before we break ground on your homesite, you will attend a Pre-Construction Meeting where the handoff between your Sales Consultant and your Site Superintendent happens. The Superintendent will verify your floorplan/drawings, selections, and homesite. Your Superintendent will also review the milestones of your home-build and what to expect in the coming months. Once construction starts, you’ll receive updates through the Berks Homes App from your New Home Sales Consultant and Superintendent. You will also participate in key milestones like the Pre-Drywall Meeting, where you can see inside the walls of your home and learn more about how everything comes together.
Phase 5: Final Steps & Move-In
Now that your home is complete, you’ll attend a homeowner Orientation to learn how to operate and maintain the features and products you selected. Your Superintendent will walk you through things like how to change the air filter in your HVAC unit and use your appliances. This is a hands-on and interactive meeting, and we encourage you to ask questions to make sure you get the most out of all the benefits of your new home! Soon after, a final Zero Walk Meeting ensures everything is ready before Settlement Day, when keys are handed over, and your home officially becomes yours. Welcome home!
Phase 6: Warranty & Ongoing Support
Your journey doesn’t end at move-in day. To show our homeowners our true commitment to customer satisfaction and quality building, we offer a 10-year Limited Warranty and ongoing support, so you can feel confident long after you settle in!
